Transit Oriented Development, known as “TOD”, is a city-scale sustainability technique vital to smart growth.  TODs are being created at many commuter train stations and bus hubs, not just here in Sacramento, but nation-wide.  Indeed, many new rail systems (RT, BART, MARTA, Washington DC Metro, and plenty more) are planned with that intent. 

TODs consist of homes, businesses, entertainment, and employment centers located very close to transit hubs.  This configuration greatly reduces the use of automobiles for daily commuting and routine errands.  Housing densities are usually higher near the train station, and parking lots are smaller, since fewer cars are needed.

The Village is extremely convenient to two Sacramento Light Rail stations – less than 1/4 mile from the Power Inn station, and only a little further to the 65th Street station.  Village residents will be able to leave their cars at home frequently and conveniently, reducing daily expenses, traffic congestion, fuel consumption, and air pollution.  The Sac State Tram, when in operation, will further enhance the transit-oriented nature of the Village.

The Village will be an excellent example of transit orientation in Sacramento, and will likely stimulate additional TOD-style growth in the immediate vicinity.
